More Than A Name...It's How We Do Business

Pressure Reducing Valve Replacement in Exton, PA

Faucets that blast, pipes that whistle or bang, a water heater relief valve that drips, toilet fill valves that keep failing: in a lot of Exton homes the root cause is the same. House water pressure is too high, and the pressure reducing valve (PRV) that’s supposed to control it has worn out. Golden Rule Plumbing replaces pressure reducing valves throughout Exton, Lionville, Eagleview, and the rest of West Whiteland and Uwchlan Townships for $475 to $625, and that number includes the new Watts valve, labor, tax, and the trip. We confirm your actual pressure with a gauge before we replace anything. If the PRV isn’t the problem, we’ll tell you.

What a Pressure Reducing Valve Does (and Why It Fails)

The water main in the street often runs at 100 to 150 psi or more. Your home’s plumbing, fixtures, and appliances are designed for 50 to 70 psi, and Pennsylvania code caps it at 80. The pressure reducing valve, a bell-shaped brass fitting near your main shutoff or water meter, is what brings the street pressure down to something your house can live with.

PRVs are mechanical. Inside is a spring, a diaphragm, and a seat, and after 10 to 15 years of constant work they wear out. Sometimes the valve fails open and pressure creeps up slowly over months, which is why the symptoms are easy to miss. Sometimes debris in the seat causes the pressure to swing. Either way, everything downstream pays for it: water heaters and expansion tanks fail early, relief valves start dripping, supply lines and faucet cartridges give out, and copper develops pinhole leaks. A $475 to $625 valve is a lot cheaper than the fixtures it protects.

Signs Your Water Pressure May Be Too High

Our Pressure Reducing Valve Services in Exton

  • Pressure Test First: Before we replace anything we put a gauge on the system and confirm what your pressure actually is. If the pressure is in range and the valve is doing its job, we’ll tell you and look for the real cause of your symptoms instead.
  • PRV Replacement: A new Watts pressure reducing valve, sized to your line and set to a safe range, typically 55 to 65 psi. $475 to $625 including the valve, labor, tax, and trip.
  • New PRV Installation: For homes that never had one. We add the valve and a shutoff ahead of it where needed, and price the extra piping before we start.
  • Expansion Tank Check & Replacement: High pressure kills expansion tanks right alongside the PRV. We check yours on every PRV job and replace it if it has failed.
  • Water Heater Relief Valve Repair: A dripping blow-off valve is usually a pressure problem, not a heater problem. We fix the cause and replace the valve.
  • Follow-Up Fixture Repairs: Fill valves, cartridges, and supply lines that high pressure already chewed through, taken care of in the same visit if you want.

A like-for-like PRV swap is one of the few jobs we can price almost exactly over the phone. Ask when you call. If your valve is in an unusual spot, there is no shutoff ahead of it, or the piping around it needs work, we will tell you what changes before anyone picks up a wrench.

Exton is almost entirely on public water, and the townhome and single-family communities around Eagleview, Lionville, Whitford, and Exton Square were largely built between the mid 1980s and the 2000s, which puts their original PRVs squarely in the failure window. The calls we get in Exton follow a pattern: a water heater relief valve that started dripping, a second or third toilet fill valve in as many years, or a new water heater that is already acting up because the expansion tank failed. In nearly every one of those houses, the gauge reads over 80 psi. Our shop is about 10 minutes away on Pottstown Pike, so this is usually a same-day job.

FAQ

A straightforward PRV swap from Golden Rule runs $475 to $625, and that includes the new Watts valve, labor, tax, and the trip. We confirm your pressure with a gauge before we replace anything, and if the valve is in an unusual spot or the piping around it needs work, we will tell you before we start.

Between 50 and 70 psi is ideal, and Pennsylvania code caps residential pressure at 80 psi. Plenty of Exton homes on public water test well above that when the PRV has worn out, and the symptoms creep up slowly enough that most people don’t notice until something fails.

Usually within a few feet of where the water line enters the house, near the main shutoff or water meter. It’s a bell-shaped brass fitting, often with an adjustment screw on top. Some homes never had one installed, which is its own problem on a high-pressure street.

Ten to fifteen years is typical. They often fail gradually, with pressure creeping up over months, so the symptoms (dripping relief valve, failing fill valves, banging pipes) show up long before anyone thinks about the valve itself.

Yes. A hose-bib pressure gauge costs about $10 to $15 at any hardware store. Thread it onto an outside spigot or the washing machine cold valve, open the valve, and read the number. Anything over 80 psi is worth a call; anything bouncing around is worth a call too.

Often, yes. The expansion tank absorbs the pressure spikes a water heater creates, and years of high pressure wear it out right alongside the PRV. We check it on every PRV job and will tell you if it has failed.

"Clean, friendly, and professional work done. They replaced a toilet and outside spigot. Also a main inflow filter needed to be replaced. They informed me a more user friendly filter was available. I appreciated their suggestion which saved me money and frustration in years to come. For time spent and cost of new filter, I felt the cost was very reasonable. Going forward, they are my go to plumbers."
