Repair or Replace? Here’s How We Think About It

Most calls come down to two questions: how old is the unit, and where is the water coming from.

Water on the floor from the tank itself means replacement. Once a tank rusts through there is no repair.

Water from the relief (blow-off) valve is usually a repair, not a new heater. It often points to high house pressure or a failed expansion tank. More on that below.

No hot water, lukewarm water, or a pilot that won’t stay lit on a unit under about 7 years old (electric) or 10 years old (gas) is usually worth repairing. A thermocouple, element, thermostat, or gas valve is a fraction of the cost of a new unit.

The same problems on an older unit usually mean it’s time for a replacement. Gas tanks last 10 to 12 years and electric 8 to 10, and a repair on a tank already past that often buys a year, not five.

Tankless is worth a look if you run out of hot water regularly, want to free up floor space, and plan to stay in the home long enough to recoup the higher upfront cost.

We’ll tell you which one you’re looking at. We don’t sell “good, better, best” packages, and we don’t push a replacement when a $300 part will do.

What’s Included When We Install a Water Heater:

  • Removal and disposal of the old unit
  • Delivery and installation of the new heater (Bradford White, or a unit you supply)
  • Expansion tank, where code requires one
  • Gas or electric hookup and venting
  • Water line connections and a leak check
  • House pressure check if we notice signs of a problem (more on that below)
  • System test and walk-through

What Water Heater Work Costs in West Chester

Prices include the unit, labor, haul-away of the old heater, and the permit where one is required. Fuel type, tank size, venting, and a tight basement all move the number. Ask us when you call and we’ll give you a range; a photo of the data plate usually gets you a firm number.

Water heater repair$150–$825Water heater repair
Tank water heater replacement (40–50 gal, gas or electric)$2,000–$4,500Replacement cost & sizing
Tankless water heater installation$5,000–$6,475Tankless water heaters
Pressure reducing valve replacement$475–$625Pressure reducing valve

No hot water, or not enough. On a gas heater this is often the thermocouple, gas control valve, or burner; a blinking light on the gas valve is the usual tell. On an electric heater it is almost always one of the two heating elements. Both are repairs, not replacements, as long as the tank itself is sound.

Water around the base. First we figure out where it is coming from. A drip from a fitting, the drain valve, or the relief valve is repairable. Water seeping from the tank body means the tank has failed, and that is a replacement.

The blow-off (T&P relief) valve is leaking or opening on its own. This one surprises people. A relief valve that drips or pops sporadically usually does not mean the heater is bad. It often means the valve itself has worn out, or that your house water pressure is too high and the expansion tank is no longer absorbing the spikes. The fix is typically a new relief valve, a new expansion tank, and sometimes a new pressure reducing valve, all far cheaper than a new heater.

Popping or rumbling. Sediment on the bottom of the tank. A flush helps if caught early; on an older unit it is a sign the tank is nearing the end.

Bradford White Water Heater

We get asked about brands on almost every water heater call, so here is the short version.

The only brand we stock and sell is Bradford White. They are built in Michigan, sold only through licensed plumbing contractors, and the warranty is handled by the installing plumber rather than a 1-800 number. After nearly two decades of installing them, it is the brand we are comfortable putting our name on.

That said, we install all brands. If you already bought an AO Smith, Rheem, Navien, Rinnai, or anything else, we will install it correctly and to code; we just won’t sell those units ourselves. For sizing, fuel type, and what a replacement costs, see the replacement page.

Water Pressure, Expansion Tanks, and Why They Matter

High house water pressure is one of the most common reasons water heaters, expansion tanks, and relief valves fail early in West Chester and across Chester County. Anything over 80 psi is outside code, and plenty of homes on public water, especially in West Goshen and Westtown, test well above that.

We don’t test pressure on every install. We typically check it when something during the job suggests a problem: faucets flowing harder than expected, a whistling or humming sound in the pipes, a relief valve that has been dripping, or an expansion tank that failed young. When the number comes back high, the right fix is a pressure reducing valve (we provide Watts) and usually a new expansion tank with it. That’s a repair, and it usually saves the new heater you didn’t need.

If you are on public water, code requires an expansion tank on the water heater. If you are on a well, your well pressure tank does that job.

Signs Your Water Pressure May Be Too High:

  • Faucets and showers flow harder than you would expect
  • Whistling, humming, or banging in the pipes when fixtures shut off
  • The water heater’s blow-off (relief) valve drips or opens sporadically
  • Toilet fill valves and faucet cartridges keep failing
  • An expansion tank or water heater that failed well before its time

If any of those sound familiar, mention it when you call and we will check the pressure while we are there. A pressure reducing valve swap is a quick job and protects everything downstream, including your new water heater.

Water Heaters in West Chester Homes

Borough homes bring tight basements, old venting, and galvanized supply lines that need attention when the heater comes out. West Goshen and Westtown have a lot of 2000s-era builder-grade tanks hitting 10 to 12 years at once. Much of our crew grew up in West Chester and has been in these basements before, which is why we can usually quote accurately from a phone call and a photo.

FAQ

Standard 40 to 50 gallon gas or electric replacements run $2,000 to $4,500 installed, including haul-away and the permit where one is required. Tankless runs $5,000 to $6,475. Most repairs run $150 to $825. Call with the model number or a photo of the data plate and we’ll give you a number.

Usually, for standard gas and electric tanks. Our shop on Pottstown Pike stocks the common sizes. Power vent and tankless units sometimes take a day to source.

On average, electric water heaters last 8-10 years and gas water heaters last 10-12 years

Typically, installation can be completed in 3-4 hours, but timing may vary based on the model and existing system.

Tank water heaters store 40 to 50 gallons of heated water and keep it hot around the clock. Tankless models heat water on demand as it flows through the unit, so you never run out, they use less gas, and they last roughly twice as long, but they cost more up front and need an annual flush. See our tankless water heater page for a full comparison and pricing.

If you’re on public water you will need an expansion tank as they are required by code, if you’re on well water your pressure tank acts as your expansion tank.

The expansion tank serves as a cushion for excess water pressure in your home’s plumbing system. It helps absorb pressure spikes, protecting your fixtures and reducing the risk of damage.

Yes. We install all brands of water heaters, including homeowner-supplied units from AO Smith, Rheem, Navien, Rinnai, and others. Bradford White is the only brand we stock and sell ourselves, because it is contractor-only and we can stand behind the warranty directly.

Usually not. A temperature and pressure relief valve that drips or opens sporadically most often means the valve has worn out or your house pressure is too high and the expansion tank is no longer doing its job. The typical fix is a new relief valve, a new expansion tank, and sometimes a new pressure reducing valve. If the tank itself is leaking, that is a different story and a replacement is the answer.

Not on every job. We typically check house pressure when we notice something that points to a problem, such as faucets flowing harder than expected, whistling in the pipes, or a relief valve that has been discharging. If you would like it checked regardless, just ask when you call and we will test it while we are there.
